Director of Land Development and Entitlements

Position Summary:

The Director of Land Development and Entitlements plays a pivotal role in shaping the landscape of our residential communities. This position will lead strategic collaboration with various internal and external departments, focusing on the initiation and progression of land development projects.

Responsibilities:

  • Collaborate with the VP of Entitlements & Land Development on daily tasks, including weekly report creation, project plan reviews, and liaising with other internal departments.
  • Oversee the drafting of agreements with municipalities and utilities, ensuring all essential easements, licenses, and approvals are in place for land development initiation.
  • Collaborate with external consultants, including civil engineering, landscape architecture, dry utilities, and soils engineering, for the preparation of essential construction applications.
  • Engage in design coordination and value enhancement discussions, focusing on grading, improvement, joint trench, and landscape/amenity plans.
  • Evaluate engineering estimates and collaborate closely with engineers and municipalities in the design and processing of civil plans.
  • Support the processing of Department of Real Estate documents to secure lot reservations and/or final reports.
  • Aid in crafting Homeowners Association (HOA) organizational documents, encompassing budget assistance, utility account setups, company HOA meeting attendance, and coordinating the HOA handover to homeowners.
  • Attend departmental and project-related meetings, liaise with local agency or utility representatives, and assist in project close-out procedures and other assigned tasks.

Qualifications:

  • Bachelor’s degree in civil engineering, urban and regional planning, real estate development, or equivalent.
  • 5+ years of related relevant experience within the land development, or construction industry.
  • Strong working knowledge of civil improvement plans is required.
  • Strong communication skills and comfortable collaborating cross-functionally with internal and external business partners.
  • Strong organizational skills with the ability to handle and prioritize multiple projects simultaneously, while adhering to strict deadlines.
  • Excellent computer skills, including proficiency in Microsoft Office products, with a strong focus on Excel.

Physical Requirements:

This position involves both office and field responsibilities. Must be able to operate a motor vehicle, climb stairs/ladders, walk on active jobsites, read plans, bend, stoop, reach, lift, and carry items weighing more than 25 pounds. Office work includes sitting at a computer for extended periods, completing paperwork, and receiving/returning phone messages. Proficiency in operating a computer keyboard and calculator. Must be able to work both indoors and outdoors, adapting to different weather conditions. Public contact is required; therefore, professional appearance and appropriate business attire are expected.

This position is a safety sensitive position and includes tasks or duties that could affect the safety and health of the employee performing the task and others. This position requires safety training provided by the company.

Travel Requirements:

Occasional travel may be required. A valid driver’s license and active vehicle insurance is required at all times.
